By the 1980's, aiming to relieve public spending, the real estate emerged as an excellent potential for business. ... hich The Air Force's real estate management practices were analyzed; second, a temporal one encompassing two periods, between 1930 and 1960, when the institution was created and increased its assets and, after 1970 when the alienation of part of those assets occurred; and at last, a spatial section focusing the city of Recife, specially the suburb of Boa Viagem, where occurred an expressive process of density and verticalization. RESUMO Nos anos 1980, para diminuir gastos públicos, o patrimônio imobiliário público surgiu como excelente potencial de negócios. Isso induziu à análise da gestão desse patrimônio, considerando que suas características influenciam na configuração espacial das cidades uma vez que a retenção de uma parte desse patrimônio e a exoneração da outra têm conseqüências na dinâmica espacial urbana. Verificando tal hipótese, utilizou-se de recortes (i) institucional, analisando-se a gestão dos imóveis sob o comando da Aeronáutica, (ii) temporal, considerando-se dois períodos: o primeiro, entre os anos 1930 até os anos 1960, quando ocorre a criação e expansão da instituição, e o segundo, a partir dos anos 1970, inicio do processo de alienação de parte desse patrimônio e (iii) espacial, focando-se a cidade do Recife, especialmente o bairro de Boa Viagem, em virtude do expressivo processo de adensamento e verticalização ali instalado.
